A Foxhaus Residential community

Foxhaus Residential /

Built to rent. Managed to last.

Foxhaus Residential is the property management arm of Grey Fox Capital, operating build-to-rent and value-add communities across Ohio and Florida — the same team that builds them runs them.

Who we are /

One team, from the ground up

Most management companies inherit a property after every decision that matters has already been made. Foxhaus is built the other way around. We sit inside Grey Fox Capital alongside the acquisitions, development, and asset management teams, which means we’re at the table when a site is selected, when floor plans are drawn, and when a renovation scope is written. By the time residents move in, the people managing the community already know exactly how it was built and why.

Build-to-rent

Purpose-built rental communities — single-family homes and townhomes designed from day one for people who rent by choice. Private entries, attached garages, full-size appliances, and yards, without the maintenance calls, assessments, or closing costs that come with ownership.

Value-add

We take on well-located assets that have been underinvested in and rebuild them into communities worth living in. Unit turns and common-area work are phased against occupancy, so renovation and leasing move together instead of fighting each other — and residents already in place aren’t collateral damage.

Vertically integrated

Land, development, construction, asset management, and property management under one roof. Field issues reach the people who can fix them permanently, and what we learn operating one community shapes how the next one gets designed.

Homes designed for renters, not converted for them

A rental built as a rental is a different product. Our communities are laid out as neighborhoods — detached homes and townhomes with private entries, attached garages, in-unit laundry, and real outdoor space — with durable finishes and mechanical systems chosen because they hold up over a decade of turns, not because they photograph well once.

Because Foxhaus is involved before ground breaks, decisions that usually get made in a vacuum — parking ratios, trash routing, package delivery, where the maintenance shop sits — get made by people who will have to live with them.

Value-add /

Renovation and leasing, run on the same clock

Value-add fails when construction and leasing are managed as separate projects. Finished units sit empty waiting on marketing, or leasing sells homes that aren’t ready. We sequence the two together: scope and pricing set before the first unit comes down, turns phased so completed homes hit the market as demand arrives, and a weekly cadence that adjusts both sides when the market moves.

Residents already living there stay informed and stay put. A renovation that drives out the existing rent roll hasn’t added value — it’s just moved the lease-up risk somewhere less visible.

Integrated platform /

Nothing gets handed off and forgotten

Every stage of a community’s life sits with one organization, which changes what we can actually fix.

Land and development

Site selection, entitlement, and design, with operating input built into the plan rather than bolted on at handover.

Construction and renovation

Delivery schedules and turn sequencing coordinated directly with leasing, not negotiated across company lines.

Asset management

Operating plans built from ownership objectives, with field conditions feeding back into the underwriting.

On-site operations

Leasing, maintenance, and resident services run by teams trained on one standard across every community.

The team /

Who runs your community

Leasing, maintenance, renewals, and day-to-day operations sit with this team, working directly alongside Grey Fox Capital’s asset management and development groups.

Careers /

Come work on site

A community is only as good as the people running it day to day. Our leasing consultants, community managers, and maintenance technicians are the ones residents actually know by name, and they’re the reason renewals happen. We hire for that, train everyone on one standard across the portfolio, and give on-site teams direct access to the asset managers and project managers making decisions about their building instead of routing them through a third company.

If you’ve spent time in property management and you’re tired of being handed a building you had no say in, we’d like to talk.

For residents

A home with your own front door, your own garage, and a maintenance team that answers. Online applications, digital leases, and rent payments from your phone. Work orders submitted the same way and tracked until they’re closed.

Pet-friendly communities, flexible lease terms, and renewal conversations that start early instead of arriving as a surprise.

For owners and partners

Foxhaus manages communities the way an owner would, because we are one. Lease-up execution, renovation sequencing, expense discipline, and reporting that ties what’s happening on site to what the model assumed.

We take on third-party assignments selectively, in markets where we already operate and can hold to our own standard.
