Carrie leads regional operations for Grey Fox Capital, with direct oversight of the Foxhaus Residential portfolio. She is responsible for the performance of her communities from the ground up — occupancy and revenue, lease-up execution, renewal and retention, expense control, and the resident experience that underpins all of it. Working alongside Grey Fox’s asset management and development teams, she translates ownership strategy into on-site execution and keeps ownership informed of what the field is seeing in return.
With over 25 years of experience in residential property management, Carrie brings deep, well-rounded expertise across stabilized assets, lease-up communities, and value-add initiatives. Known for driving operational performance and maximizing asset value, she has successfully overseen diverse portfolios while navigating changing market conditions and ownership objectives.
Lease-ups and value-add renovations are where Carrie’s experience shows most clearly. On new communities, she builds the lease-up from the ground up — pricing and market positioning, marketing and traffic strategy, model and tour readiness, staffing and training ahead of first move-ins, and the weekly cadence of tracking and adjusting that carries a property from first delivery to stabilization. On value-add assets, she works hand in hand with construction and asset management to sequence unit turns and common-area upgrades against occupancy, keeping renovation schedules and leasing velocity in step so revenue gains are captured without disrupting residents already living there.
Concord Place is the clearest example of that work. Carrie led the community’s multi-million-dollar value-add renovation while simultaneously executing the lease-up of all 90 units, reaching stabilization in just under 24 months. The project required running construction and leasing on parallel tracks — phasing renovations so finished units came online in step with demand, holding quality and pricing through every phase, and keeping the on-site team aligned across two demanding workstreams at once.
